TOPOGRAPHIC SURVEY (COMMERCIAL)

Most commercial property development requires a detailed survey of the existing physical features on property, both natural and man-made in order to meet the requirements of local zoning authorities and to provide a clearer understanding of how the land should be developed.  

Whether or not your local jurisdiction requires it, a commercial topographic survey provides data that is absolutely essential to planning smart commercial improvements and developments of the land that won’t cause more problems later on.

WHEN DO YOU NEED A TOPOGRAPHIC SURVEY?

  • Identify optimal sites for building on the land
  • Identify water runoff patterns on the land and create drainage or grading solutions to divert drainage away from structures
  • Resolve current standing water issues without creating new ones
  • Optimal planning of additional infrastructure like roads, electrical and plumbing
  • Evaluate possible effects of development on the landscape
  • As a requirement for obtaining permits by local zoning authorities

WHAT TO EXPECT WITH A TOPOGRAPHIC SURVEY

  • Survey crew will arrive at the property to collect data, flag corners and re-set missing pins                                               
  • Survey crew will locate all natural and man-made features  (streams, buildings roads etc.)
  • Survey crew will collect vertical elevation data of the property
  • A scaled drawing and topographical map will be drawn showing:
    • Property lines, bearings, distances and acreage. 
    • Property improvements such as buildings, driveways, fences, pools, etc., 
    • Property natural features such as trees, streams ditches etc.
    • Property vertical elevations and elevation contours            
    • Any encroachments that might exist will be shown
