ALTA/ACSM LAND TITLE SURVEY

Unlike the standard boundary survey, an ALTA/ACSM land title survey adheres to a higher set of national standards set by the American Congress on Surveying and Mapping (ACSM) and agreed upon by the American Land Title Association (ALTA). 

This survey is performed for the title company the lender and the buyer during the sale of commercial property for a title commitment.

WHEN DO YOU NEED AN ALTA/ACSM LAND TITLE SURVEY?

  • Real Estate transactions for commercial property (sale, refinancing or transfer)
  • At the request of buyers, insurance companies, title companies and lenders.

WHAT TO EXPECT WITH AN ALTA/ACSM SURVEY?

  • Survey crew will arrive on site to collect all required data, identify all boundaries and property buildings and attributes 
  • We will prepare a ALTA site survey drawing which calls for specific data to be shown on this survey, including the following:
    • Boundary lines
    • Location of the main and ancillary building, to include height and square footage
    • The identification of all easements (water, gas, telephone, and other utilities)
    • Exceptions to the insurance plotted on the survey 
    • The location of underground utilities and any underground structures,
