SPECIAL LAND USE PERMIT SURVEY

If you own (or plan to buy) a piece of property, and you wish to use the land for a purpose other than its current zoning restrictions allow, you’ll need to obtain a special land use permit from the local jurisdiction, which is essentially a re-zoning process.

WHY YOU NEED A SPECIAL LAND USE PERMIT SURVEY

  • Desire to re-zone residential or commercial property
  • Most local government will require a special survey before they will grant a zoning variance. 
  • You desire to use your land for a hospital, school, cemetery, funeral home, church or other purpose that doesn’t easily classify as commercial

WHAT TO EXPECT WITH A SPECIAL USE PERMIT SURVEY

  • Our survey crew will conduct a thorough field analysis of the property to include:
    • Marking boundaries 
    • Identification of adjoining property owners and their zoning classifications
    • Identify each building, units, location, dimensions, square footage and heated floor space
    • Identify parking areas
    • Setbacks, right-of-way information and easements
  • A scaled drawing (Plat) will be drawn detailing all the above listed information
  • The drawing will meet all of the local jurisdiction requirements
